Common drain problems in Middletown homes

Roughly two thirds of Middletown housing predates 1980, and the median home here went up around 1970. Laterals from that era are clay or cast iron with jointed connections, and joints are where roots enter and groundwater gets in. Add a high Bayshore water table and the pattern we see is repeat backups in the lowest fixture, worse from late autumn through spring.

Drain and sewer service in Middletown, NJ

Middletown is a large township with a long memory in its pipes. Sewer construction began in 1968, and most of the housing here was already standing by then. That history shows up in the calls we take: the same fixture backing up every few weeks, a basement floor drain that gurgles after heavy rain, and lines that need a camera before anyone guesses at a repair.

We clear the blockage first, then run a camera so you can see what actually caused it. If the line is sound, we tell you it is sound.

What we handle in Middletown

Why Middletown lines back up between October and June

The northern third of the township sits low on Raritan and Sandy Hook Bays, and the soils mapped across that Bayshore are not ordinary ground. The Keansburg soil series, formed in water-laid glauconitic deposits, carries a water table that sits between the surface and roughly six inches down from October through June, according to the USDA Natural Resources Conservation Service series description. For most of the year, the ground around a buried lateral in Belford, Port Monmouth or East Keansburg is saturated.

That matters twice over. A cracked or open-jointed pipe sitting in saturated ground does not simply leak outward. Groundwater flows in, and it carries fine material with it. The grit settles inside the line while the bedding above the defect washes away, so the pipe sags, the defect widens, and a line that merely ran slow starts backing up on a schedule.

Elevation is the second half of it. The Township of Middletown Sewerage Authority runs more than 350 miles of pipe and fourteen pump stations, lifting wastewater where the mains sit too deep for gravity to do the work. When a main runs full through a wet stretch, the system looks for the lowest opening on your side of the connection. In Middletown that is usually a basement floor drain or a laundry tub, in a house built decades before the sewer reached the street.

This is why we camera the line rather than cable it and leave. A backup that repeats through the winter and clears up in July is telling you something about groundwater, not about what went down the drain.

How a Middletown call actually runs

Most jobs follow the same four steps, and we will tell you at each one what we found and what it costs before we go further.

1. Get it flowing

First we clear the blockage so the house is usable again. On a main line that means cabling from the cleanout toward the street with the right cutter head for what is in the pipe.

2. Camera the line

Then we put a camera down the line you just paid us to clear. This is the step most companies skip, and it is the one that tells you whether you had a one-time blockage or a pipe with a defect that will do this again in six weeks. You watch the screen with us.

3. Locate anything we find

If there is a break, a belly, an offset joint or a root mass, we locate it from the surface and mark it, so you know whether the problem sits under the lawn, the driveway or the street before anyone quotes a dig.

4. Give you the options in order of cost

Cleaning and a maintenance interval, jetting, a spot repair, or a replacement. In our experience most lines another company has written off can be restored, and we will say so when that is what the footage shows.

Older Middletown housing and what is under it

The 1950s were the township’s single biggest building decade, and roughly 37 percent of Middletown homes went up before 1960. A lateral of that vintage is almost always vitrified clay or cast iron, laid in short sections with a joint every few feet. Clay does not corrode, but it moves, and every joint is a place for a root to find moisture. Cast iron does corrode, from the inside out, and it scales.

Neither is a reason to panic. Plenty of eighty-year-old clay laterals in this township are still doing their job, and a camera run is what tells the difference between a pipe that needs a cleaning schedule and a pipe that needs a repair. What we will not do is quote you a replacement off a slow drain and a hunch.

What Middletown customers say

Larry Bracco called us for a job that needed more than one pass, and more than one technician on site. What he noticed was that nobody left until the line was actually working.

“Just Drains were Very professional. They stayed on the job until they were 100% satisfied that everything was working correctly. Richie, Anthony, and Jeff, extremely professional and knowledgeable. They left the house clean and picked up after themselves highly recommend them.”

Larry Bracco

That is the standard we hold: the job is finished when the line runs, not when the truck is packed.

Joshua Brooklyn had a problem that needed solving the same day, and got a walkthrough of the fix rather than a bill and a shrug.

“Wow what amazing service!! Nelson came and explained everything and fixed our issues extremely fast. We are grateful same day service 50% less than any one else. The area was cleaned before he left. Still in shock of how well this worked out. Nelson needs a raise!!!!!”

Local tip for Middletown

If your home sits low near the bay, in Belford or Port Monmouth for example, test the sump pump before storm season rather than during it. Pour a bucket of water into the pit, confirm the pump kicks on, and check that the discharge actually carries water away from the foundation.

About The Area

About Middletown Township

Middletown covers a lot of ground and a lot of history. Its census-designated sections include Belford, Fairview, Leonardo, Lincroft, Navesink, North Middletown and Port Monmouth, with River Plaza, East Keansburg, Nut Swamp and Middletown Village among the names residents use every day. The northern edge fronts Raritan and Sandy Hook Bays, where the Army Corps of Engineers and the state are building levees, floodwalls and a tide gate at Port Monmouth. Wastewater is collected and treated by the Township of Middletown Sewerage Authority at its plant on Center Avenue in Belford. Drinking water comes from New Jersey American Water.

Middletown FAQ

Middletown drain & sewer questions.

Why do Bayshore homes in Middletown get repeat sewer backups?

Because the ground stays wet. The Keansburg soils mapped across the Bayshore hold a water table within about six inches of the surface from October through June. Groundwater pushes into any cracked or open joint in an older clay lateral, carrying grit in with it and washing out the bedding, so the pipe sags and the defect grows. That is why the same line can run fine in August and back up repeatedly in March.

Who is responsible for the sewer lateral in Middletown?

The rules differ depending on where the connection sits, and the Township of Middletown Sewerage Authority is the authority to confirm it for your address before any work is scheduled. What is clear in the township code is that connections require a permit from the Plumbing Inspector, each building needs its own separate lateral, and connection costs fall to the owner. We will tell you what we find on camera and where the defect sits relative to the curb.

Do you offer emergency drain service in Middletown at night or on weekends?

Yes. We answer 24 hours a day, including weekends and holidays. Most emergency calls in the township are main line backups showing up at a basement floor drain, which is the lowest opening in the house and the first place a full line finds relief.

Should my Middletown line be snaked or hydro jetted?

Snaking clears a path and is the right call for a single soft blockage. Hydro jetting scours the pipe wall itself and is what grease, scale and fine root hair actually need, because a cable bores a hole through that material and leaves the coating behind. We camera the line first and pick based on what is in it, not on what costs more.

Which parts of Middletown do you cover?

All of it, including Belford, Leonardo, Port Monmouth, North Middletown, East Keansburg, Fairview, River Plaza, Navesink, Lincroft, Nut Swamp and Middletown Village. Neighboring boroughs such as Atlantic Highlands, Highlands, Keansburg and Red Bank are separate municipalities, and we cover those too. See our full service area.

We recently had our sewer line repaired by Just Drains and the entire experience was excellent from start to finish. The crew was professional, knowledgeable, and took the time to explain the process. They arrived when promised, completed the work efficiently, and left the area clean when they were finished. Highly recommend!

We had to call Just Drains last Sunday. Within an hour, Paul was here. He was able to unclog our line but found a place it was catching. They were able to get a guy here with a camera in the next hour and found our pipe was crushed. A crew was here shortly and spent the next 5 hours hand digging to our crushed pipe. They got the work done, all on a Sunday, and were such kind, friendly guys.

A company who actually means that they’re 24/7 service! I called for an emergency at 11:30pm for a clogged toilet and drain. Within 2 minutes, a text came through stating a technician, Tim, was on the way. He called me directly and gave an ETA, and in less than an hour he arrived. Super friendly, and he saved us from disaster.
