Common drain problems in Red Bank homes
About a third of Red Bank homes were built before 1940 and the median dates to 1958, so most laterals here are jointed clay or cast iron under small, tree-lined lots. The pattern we see is root intrusion at the joints, scale narrowing old cast iron, and grease in shared lines behind the restaurant blocks. Density makes all three worse, because there is very little slack in the system.
Why Red Bank neighbors call Just Drains

Drain and sewer service in Red Bank, NJ
Red Bank has the oldest housing stock of any town we serve, packed into 1.7 square miles on the Navesink. Roughly a third of the homes here went up before 1940. The drains under them were laid when the borough was a fraction of its current density, and they are still doing the work.
We clear the line, camera it, and show you the footage. On a pipe that old, the footage is the whole conversation.
What we handle in Red Bank
- Drain cleaning for kitchen, bath and laundry lines in older homes and apartments
- Main sewer line cleaning out to the borough main
- Camera inspections on pre-war clay and cast iron laterals
- Hydro jetting for grease lines behind Broad Street and Front Street kitchens
- Sewer line repair and replacement in tight downtown lots
- Emergency service nights, weekends and holidays
Old pipe, dense streets, and a system the county has flagged
Red Bank is unusually dense for this part of the shore, around 7,400 people per square mile, and the collection system underneath is carrying more than it was built for. The borough appendix to the Monmouth County Multi-Jurisdictional Hazard Mitigation Plan puts it plainly: the existing water and sewer system is inadequate and in need of upgrades, with areas where materials are decomposing. The county attaches a ten million dollar estimate to that item and lists it as ongoing.
That is the public half of the problem. The private half is on your side of the curb, and it is older still. A median Red Bank home dates to 1958 and about a third predate 1940, which means jointed vitrified clay or cast iron running under mature street trees on small lots. Clay does not rust, but every joint is an opening a root can find. Cast iron rusts from the inside and scales until the bore narrows.
Both failure modes let clean water into a sanitary line that has no room for it, which is why the borough ordinance is blunt on the point. Red Bank prohibits cellar drains, area drains, roof leaders, sump pumps and downspouts from connecting to the sewage system at all. Every gallon of groundwater or stormwater that gets in is a gallon the borough pays to treat at the Two Rivers plant in Monmouth Beach, and a gallon that can surcharge back up a hundred-year-old lateral into somebody’s basement.
So when a Red Bank line backs up repeatedly, we are not guessing between roots and grease. We look.
Restaurants and the annual grease trap inspection
If you run a food business in Red Bank, the borough code is more prescriptive than most. Grease traps must be cleaned and properly disposed of at least once every three calendar months, with records kept for three years. On or before April 1 each year, a commercial food establishment must employ a licensed plumber at its own expense to inspect its grease traps and connecting wastewater lines, and file a written report with the establishment and the Board of Health within three weeks. That report has to cover trap efficiency and the amount of grease found in the connecting lines.
We do that inspection, and we jet the connecting lines while we are there, because the second half of that requirement is the half most operators discover the hard way.
Iron, hardness and what it does to a drain
Red Bank runs its own water utility rather than buying from a regional supplier, drawing from four wells in the Raritan Formation. The borough’s own annual water quality report lists hardness up to 140 parts per million and iron at 0.31 parts per million, just over the 0.30 secondary standard. Neither is a health concern. Both leave deposits, and in a drain line those deposits give grease and soap scum something to hold onto, which is why scale builds faster in some Red Bank homes than the same fixtures would elsewhere.
What Red Bank customers say
Deep Patel wanted to know the price and the options before anyone started, which on an older line is a reasonable thing to insist on.
“Just Drains sent Richard Smith and he was the best! He had great interpersonal skills in that he listened, answered questions, and cared to try to keep things as clean as possible. Professionally, he was transparent with options and steps we would have to do, pricing before he did the job, and most importantly, he got the job done.”
Deep Patel
Options and pricing before the work, every time. That is not a promotion, it is how we quote.
Gigi Romero needed the sewer line jetted rather than just cabled, which is the right call when the pipe wall itself is coated.
“Nick and Danny came out for a water jet service for my sewer line. They were very professional, respectful and honest. I will definitely be recommended Just Drains to my friends and family!! Thank you guys for your service!”

Local tip for Red Bank
If you own or manage a Red Bank building with a commercial kitchen, put the main line on a scheduled jetting interval instead of waiting for the backup. Grease lines fail on their own schedule, usually on a Friday night, and an unplanned closure costs far more than the cleaning.

About Red Bank
Red Bank packs a full downtown into 1.7 square miles on the south bank of the Navesink River. The borough has two locally designated historic districts, Broad Street and Washington Street, and most of it sits inside the state coastal area. Residents still use names like Tower Hill and the West Side, though neither has official boundaries. Red Bank runs its own water utility and its own sewer collection system through the Department of Public Utilities, with wastewater treated by the Two Rivers Water Reclamation Authority at Raccoon Island in Monmouth Beach.
Red Bank drain & sewer questions.
My Red Bank house is from the 1920s. Does the sewer line need replacing?
Usually not. Plenty of century-old clay laterals in this borough are still serviceable, and in our experience most lines another company has written off can be restored. What decides it is the camera footage, not the age on the deed. We look for offset joints, root mass, bellies and cracks, then tell you whether you are looking at a cleaning schedule, a spot repair or a replacement.
Can I connect my sump pump or downspout to the sewer in Red Bank?
No. The borough code prohibits cellar drains, area drains, roof leaders, sump pumps and downspouts from connecting to the sewage system. Clean water in a sanitary line takes up capacity the system does not have and contributes to backups elsewhere on the street. If you have an existing connection like that, it needs to be separated.
I run a restaurant in Red Bank. What does the borough require for grease traps?
Cleaning and proper disposal at least once every three calendar months, with records kept three years. Separately, on or before April 1 each year you must hire a licensed plumber at your own expense to inspect the traps and the connecting wastewater lines, and file a written report with your business and the Board of Health within three weeks, covering trap efficiency and the grease found in the connecting lines. We handle that inspection and jet the connecting lines at the same visit.
Why does my drain smell or run slow more in Red Bank than at my old place?
Two contributors. The borough’s own water report lists hardness up to 140 parts per million and iron slightly over the aesthetic standard, and those deposits give grease and soap scum something to cling to inside the pipe. Then there is age: narrow, scaled cast iron holds material that a smooth modern pipe would carry away. Jetting scours the wall rather than boring a hole through the buildup.
Do you handle apartments and mixed-use buildings downtown?
Yes, including shared stacks and shared laterals in mixed-use buildings where a ground-floor kitchen sits under apartments. Those are the lines where a camera matters most, because the blockage is often nowhere near the fixture that is overflowing. See our full service area.

WHAT OUR CUSTOMERSARE SAYING.
Hundreds of reviews from neighbors across Monmouth and Ocean County. Real people, real problems solved fast and right.
We recently had our sewer line repaired by Just Drains and the entire experience was excellent from start to finish. The crew was professional, knowledgeable, and took the time to explain the process. They arrived when promised, completed the work efficiently, and left the area clean when they were finished. Highly recommend!
We had to call Just Drains last Sunday. Within an hour, Paul was here. He was able to unclog our line but found a place it was catching. They were able to get a guy here with a camera in the next hour and found our pipe was crushed. A crew was here shortly and spent the next 5 hours hand digging to our crushed pipe. They got the work done, all on a Sunday, and were such kind, friendly guys.
A company who actually means that they’re 24/7 service! I called for an emergency at 11:30pm for a clogged toilet and drain. Within 2 minutes, a text came through stating a technician, Tim, was on the way. He called me directly and gave an ETA, and in less than an hour he arrived. Super friendly, and he saved us from disaster.
For starters it’s great when you can call a company on a Saturday and they answer the phone. They promptly scheduled service for Sunday morning. Their guy showed up right on time. His name was Richie and he did a great job. Great communication from the company start to finish.
Awesome company with awesome staff! Every single person who was involved with my broken sewer pipe was friendly, honest and empathetic. This was a big job with a lot of jackhammering of concrete, cutting of blacktop and so much digging, and they did it all in one day! I could not be more pleased.
I had a plumbing emergency at my elderly parents house, and I called Just Drains in a panic. They responded within an hour. Paul the technician was professional, friendly and incredibly efficient. He fixed the problem quickly without any mess. The pricing was great and no surprise charges.
I called early in the morning regarding a clog in the kitchen sink. Anthony arrived by 11. He was polite and worked neatly. The experience was great and the drain was fixed!
Very happy with the service. Honest and professional. Paul explained exactly what had happened, offered options to address the issue short and long term. Finished the job on time, tested, and cleaned everything after. Highly recommended.
Excellent. We had an emergency at our gym on a Sunday afternoon and they had someone come out within hours of our call and didn’t charge us an arm and a leg for the service.
We had a visit from Just Drains today to unclog the sewer pipe in the house. Paul Fernandez, the technician, was super nice! Very knowledgeable and professional, he explained all the steps of the procedure to clear the sewer blockage, and then executed those steps with a smile. They also gave us suggestions for future maintenance.
I had a sewer pipe issue from the house to the road and you sent out a technician, Anthony, who couldn’t have been more knowledgeable, helpful, kind, understanding and personable. I highly recommend to anyone looking for a drain company to make this call. They were out within a couple of hours after I called and the price was fair.
Replaced drains in the basement. Wonderful job. All technicians were friendly and professional.
