Freehold, NJ

Common drain problems in Freehold homes

In the borough, half the housing predates 1960 and the laterals are jointed clay or cast iron, so roots and scale dominate. In the township the median home is from 1984, so we see root intrusion at PVC joints, bellies in settled backfill and grease from commercial kitchens along the highway corridors. Glauconitic soils here are strongly acidic, and the wetter series hold a water table within 18 inches every winter and spring.

Drain and sewer service in Freehold, NJ

Freehold is two municipalities that share a ZIP code and almost nothing about their plumbing. Freehold Borough is old and compact, with half its housing built before 1960. Freehold Township is large and suburban, with a median home built in 1984 and sewer service split between two different authorities. We work both, and the first question we ask is which side of the line you are on.

What we handle in Freehold

In Freehold Borough, one fitting decides who pays

This is the most useful thing a Freehold Borough homeowner can know, and almost nobody knows it. Under the Borough Code, Freehold maintains the sewer pipe at its own expense from the main in the public street to the sewer property line cleanout. Then comes the exception: if there is no cleanout at the property line, the owner is responsible for the sewer pipe inside the structure and from the structure all the way to the main in the right of way.

Property-line cleanouts became standard long after most of this borough was plumbed. Half of Freehold Borough housing predates 1960 and nearly three in ten homes were built before 1940. So the ordinance’s exception is not an edge case here. For a large share of the borough it is the default condition, and it means a failure out under the street is the homeowner’s bill rather than the borough’s.

The remedy is written into the same ordinance. An owner can install a cleanout at the curb line, and no approval issues until a satisfactory inspection has been performed, including an underground review of the pipe running from the newly installed cleanout to the main line in the roadway. In other words: put in the fitting, let the camera prove the run is sound, and the borough maintains the street portion from then on.

One more borough-specific point worth repeating, because it is on their own page: on a sewer backup, call the Borough before you call a plumber. If the blockage is in the main, that is their crew and their cost.

Freehold Township is a different system, and a different problem

The township has no MUA of its own. Sewer service is split between the Manasquan River Regional Sewerage Authority and the Western Monmouth Utilities Authority, and the demarcation in township code is the curb line rather than the property line, with connection costs on the owner. Because the median township home dates to 1984, the failure story here is rarely corroded cast iron. It is roots at PVC joints, bellies in settled backfill, and inflow.

Township code bans stormwater, roof runoff and groundwater from the sanitary sewer, but expressly permits sump pumps and footing drains to discharge to the storm sewer. That distinction matters: your sump has somewhere legal to go, and it is not the sanitary line. Commercial kitchens along Route 9 and Route 537 are capped at 100 milligrams per liter of fats, oils and grease, with traps required at restaurants, garages and commercial establishments.

Township homeowners on septic should also know that since a 2024 amendment, a septic inspection report and a full tank pump-and-evaluation are required before a continued certificate of occupancy is issued. We camera the house-side drain lines so you know whether a problem is in your plumbing or beyond it.

The soil here is named after this place

The federal soil survey has a Freehold series, and its national type location is in Freehold Township, a quarter mile northwest of West Freehold. It is deep, well drained, formed in marine sediments containing glauconite, and strongly to very strongly acid throughout, with iron cementation deeper in the profile. Its wetter neighbor, the Adelphia series, is named for the Howell hamlet next door and carries a seasonal high water table between 18 and 42 inches from January through April.

For a buried pipe that means two things: acidic ground around metal fittings, and a trench that saturates every winter and spring. Neither destroys a line on its own. Both shorten the life of a defect that already exists.

What Freehold customers say

Diane Alicino had the experience we want every first call to be, which is knowing inside a minute that the person at the door is going to handle it.

“Excellent service and I would highly recommend. Julio Fernandez was extremely professional, courteous, and efficient. Upon meeting him, you knew immediately that you were going to be well taken care of. I couldn’t have asked for a better experience!”

John H called on a Saturday night, which is when main lines tend to make themselves known.

“Tim came out within a few hours after I called, located the main, snaked it out fast. Very friendly guy who explained further prevention. And idk for coming out on a Saturday night for less than 70 bucks was awsome! Thanks guys...especially tim.”

Just Drains

Local tip for Freehold

If you are in an older Freehold Borough home and you have never had the sewer lateral inspected with a camera, do it before you finish the basement, not after. Finding a cracked clay joint under a slab you just poured is the most expensive way to learn about it.

About The Area

About Freehold

Freehold Borough and Freehold Township are separate municipalities sharing one ZIP code and a regional health department. The borough is compact and historic, with downtown, Broad Street and Peach Orchard historic districts and a special improvement district around the town center. The township spreads out around it across roughly 130 named subdivisions, from Stonehurst and Monmouth Heights to the Colts neighborhoods and West Freehold. The borough runs its own water and sewer department; the township operates a water and sewer utility with sewer conveyance split between two regional authorities.

Freehold FAQ

Freehold drain & sewer questions.

Who pays for a sewer repair under the street in Freehold Borough?

It depends on one fitting. The borough maintains the pipe from the main to a cleanout at your property line. If there is no cleanout at the property line, the code makes the owner responsible for the pipe from inside the structure all the way to the main in the right of way. Installing a borough-approved curb-line cleanout, with the required underground camera review of the run to the main, moves that street portion back onto the borough.

Should I call the Borough or a plumber first for a backup?

For Freehold Borough addresses, the borough asks residents to call them first on a sewer backup, and that is sound advice. If the blockage is in the main it is their crew and their cost. If they clear the main and your line is still backed up, the problem is on your side and that is where we come in.

Can I run my sump pump into the sewer in Freehold Township?

Not into the sanitary sewer. Township code bans stormwater, groundwater and roof runoff from the sanitary system, but expressly allows sump pumps and footing drains to discharge to the storm sewer. If your sump is currently tied into the sanitary line it needs separating, and there is a legal place for it to go.

I am selling a Freehold Township house on septic. What is required now?

Since a 2024 amendment, a septic inspection report meeting the state standard is required before a continued certificate of occupancy is issued, and all septic tanks must be pumped and evaluated. We are a drain and sewer company rather than a septic contractor, but we camera the house-side drain lines so you know whether a slow drain is your plumbing or the system beyond it before you spend money on the wrong thing.

Do you cover both Freehold Borough and Freehold Township?

Yes, plus West Freehold and the surrounding subdivisions. Because the two municipalities have different sewer authorities, different demarcation points and different rules on who pays, we confirm the address before quoting anything. See our full service area.

We recently had our sewer line repaired by Just Drains and the entire experience was excellent from start to finish. The crew was professional, knowledgeable, and took the time to explain the process. They arrived when promised, completed the work efficiently, and left the area clean when they were finished. Highly recommend!

We had to call Just Drains last Sunday. Within an hour, Paul was here. He was able to unclog our line but found a place it was catching. They were able to get a guy here with a camera in the next hour and found our pipe was crushed. A crew was here shortly and spent the next 5 hours hand digging to our crushed pipe. They got the work done, all on a Sunday, and were such kind, friendly guys.

A company who actually means that they’re 24/7 service! I called for an emergency at 11:30pm for a clogged toilet and drain. Within 2 minutes, a text came through stating a technician, Tim, was on the way. He called me directly and gave an ETA, and in less than an hour he arrived. Super friendly, and he saved us from disaster.
