Common drain problems in Lakewood homes
Lakewood has among the largest average household sizes in the region, so its drain lines carry far more load than the same pipe would elsewhere. Grease coating the pipe wall is the dominant problem, followed by shared stacks in multi-family buildings where the overflowing fixture is nowhere near the blockage. Parts of the township have also only recently converted from septic to public sewer.
Why Lakewood neighbors call Just Drains
-
We jet grease off the pipe wall instead of cabling a hole through it.
-

Drain and sewer service in Lakewood, NJ
Lakewood asks more of its drains than any town around it. The households are larger, the building is denser, and parts of the township were still coming off septic within the last couple of years. A drain line here does more work in a week than the same pipe would do in a month somewhere else.
What we handle in Lakewood
- Drain cleaning for kitchen, bath and laundry lines in busy households
- Main sewer line cleaning from the cleanout to the main
- Camera inspections on new construction and older streets alike
- Hydro jetting for grease-loaded lines and multi-family buildings
- Sewer line repair, replacement and new laterals
- Emergency service nights, weekends and holidays
Load, not age, is what breaks Lakewood lines
Most drain advice assumes an average household. Lakewood is not average, and the census data is unambiguous about it: this township has among the largest average household sizes and the youngest median age in the region. A four-inch lateral does not care how many people are upstairs, but it cares very much how much goes down it, how often, and how much of that is grease and solids.
That changes the maintenance picture in a specific way. Grease is a coating problem, not a blockage problem, until suddenly it is both. It condenses on the pipe wall in a thin layer after every wash-up, and each layer narrows the bore a little. In a house running three or four times the dishwashing of an average home, a line reaches the point of failure years sooner. Cabling that pipe drills a hole through the coating and leaves the coating behind, which is why the same line blocks again months later. Jetting takes the wall back to pipe.
The infrastructure side is moving too. As recently as the last couple of years the township MUA closed a New Jersey Water Bank loan of around four point nine million dollars to build new sanitary sewer in the Old Pine Acres neighborhood, several thousand feet of it, removing existing pump stations in the process. That is a reminder that parts of Lakewood have only recently made the move to public sewer, and a first-time connection brings a new lateral and interior plumbing that was never designed for a municipal system.
Multi-family buildings and shared lines
A large share of our Lakewood work is in buildings where several households share a stack or a lateral. The pattern is always the same: the fixture that overflows is the lowest one, not the one nearest the blockage. Water finds the lowest opening it can. So the ground-floor bathroom takes the backup caused by something three floors up, and clearing the ground-floor fixture treats the symptom.
The fix is to locate the obstruction rather than the overflow. We camera the shared line, mark the position from the surface, and tell the owner or the management exactly where the problem sits. On buildings like these that also settles the question of whose responsibility it is, which is usually the reason nothing has been done about it.
Water and what it leaves behind
Lakewood’s utility runs a dozen wells across several aquifers and also buys finished water from New Jersey American Water, whose regional supply is published at 72 to 140 milligrams per liter of hardness. That is moderately hard. It will not damage a drain, but the minerals give soap scum and grease something to key into on the pipe wall, which in a heavily used line accelerates exactly the coating problem described above.

Just Drains
Local tip for Lakewood
If your household is large or you cook heavily, put the main line on a jetting schedule instead of waiting for a backup. Grease does not clear itself, and a planned cleaning on a weekday morning is a fraction of the cost and disruption of an emergency call with a full house.

About Lakewood Township
Lakewood is the most densely built and fastest growing township in this part of Ocean County, with a notably young population and large average household size. The Lakewood Township Municipal Utilities Authority serves the eastern portion of the township, roughly eleven square miles, running its own wells across several aquifers while also purchasing finished water from New Jersey American Water. Wastewater is treated at the Ocean County Utilities Authority Northern plant in Brick Township. Unlike most of its neighbors to the south, Lakewood does not fall within the state-designated Pinelands Area.
Lakewood drain & sewer questions.
Why does my Lakewood kitchen line block so often?
Usually grease, and usually volume. Grease condenses on the pipe wall in a thin film after every wash-up and each layer narrows the bore. In a household doing several times the dishwashing of an average home, a line reaches failure years sooner. Cabling bores a hole through the coating and leaves the rest, which is why it blocks again. Jetting scours the wall back to pipe, and that is what changes the interval.
The blockage is upstairs but the water comes up in the ground-floor bathroom. Why?
Because water finds the lowest opening on the shared line, not the nearest one. In multi-family buildings the fixture that overflows is almost never the one causing the problem. Clearing the overflowing fixture treats the symptom. We camera the shared stack or lateral and locate the actual obstruction from the surface, which also settles whose responsibility the repair is.
Part of my street only recently got public sewer. What should I watch for?
Two things. First, the new lateral itself is worth camera-checking before and after backfill, so you have a record of what went into the ground. Second, interior drain plumbing in a house that spent decades on septic was never designed for a municipal connection, and old cast iron or partly collapsed branch lines often surface as problems once the flow changes. Better to find that deliberately than during a backup.
Does Lakewood water affect my drains?
Indirectly. The regional supply blended into Lakewood’s system is published at 72 to 140 milligrams per liter of hardness, which is moderately hard. That will not harm a drain line, but the minerals give soap scum and grease something to key into on the pipe wall, so deposits build faster in a heavily used line than they would with softer water.
Do you work on apartment buildings and commercial kitchens in Lakewood?
Yes. Multi-family buildings, shared laterals and commercial kitchens are a large part of what we do here, including jetting on a maintenance interval so a line is cleaned before it blocks rather than after. See our full service area.

WHAT OUR CUSTOMERSARE SAYING.
Hundreds of reviews from neighbors across Monmouth and Ocean County. Real people, real problems solved fast and right.
We recently had our sewer line repaired by Just Drains and the entire experience was excellent from start to finish. The crew was professional, knowledgeable, and took the time to explain the process. They arrived when promised, completed the work efficiently, and left the area clean when they were finished. Highly recommend!
We had to call Just Drains last Sunday. Within an hour, Paul was here. He was able to unclog our line but found a place it was catching. They were able to get a guy here with a camera in the next hour and found our pipe was crushed. A crew was here shortly and spent the next 5 hours hand digging to our crushed pipe. They got the work done, all on a Sunday, and were such kind, friendly guys.
A company who actually means that they’re 24/7 service! I called for an emergency at 11:30pm for a clogged toilet and drain. Within 2 minutes, a text came through stating a technician, Tim, was on the way. He called me directly and gave an ETA, and in less than an hour he arrived. Super friendly, and he saved us from disaster.
For starters it’s great when you can call a company on a Saturday and they answer the phone. They promptly scheduled service for Sunday morning. Their guy showed up right on time. His name was Richie and he did a great job. Great communication from the company start to finish.
Awesome company with awesome staff! Every single person who was involved with my broken sewer pipe was friendly, honest and empathetic. This was a big job with a lot of jackhammering of concrete, cutting of blacktop and so much digging, and they did it all in one day! I could not be more pleased.
I had a plumbing emergency at my elderly parents house, and I called Just Drains in a panic. They responded within an hour. Paul the technician was professional, friendly and incredibly efficient. He fixed the problem quickly without any mess. The pricing was great and no surprise charges.
I called early in the morning regarding a clog in the kitchen sink. Anthony arrived by 11. He was polite and worked neatly. The experience was great and the drain was fixed!
Very happy with the service. Honest and professional. Paul explained exactly what had happened, offered options to address the issue short and long term. Finished the job on time, tested, and cleaned everything after. Highly recommended.
Excellent. We had an emergency at our gym on a Sunday afternoon and they had someone come out within hours of our call and didn’t charge us an arm and a leg for the service.
We had a visit from Just Drains today to unclog the sewer pipe in the house. Paul Fernandez, the technician, was super nice! Very knowledgeable and professional, he explained all the steps of the procedure to clear the sewer blockage, and then executed those steps with a smile. They also gave us suggestions for future maintenance.
I had a sewer pipe issue from the house to the road and you sent out a technician, Anthony, who couldn’t have been more knowledgeable, helpful, kind, understanding and personable. I highly recommend to anyone looking for a drain company to make this call. They were out within a couple of hours after I called and the price was fair.
