Common drain problems in Holmdel homes
Holmdel housing skews newer than its neighbors, with a median build year of 1988 and about 70 percent going up between 1960 and 1999. So the calls here are rarely about corroded cast iron. They are about roots at joints, groundwater getting into laterals, and a seasonal water table that climbs into the pipe zone from December through May on the township’s own namesake soils.

Drain and sewer service in Holmdel, NJ
In Holmdel the Garden State Parkway is more than a road. It is a plumbing boundary. North of it the township is denser and sewered on township-owned mains. South of it, the county wastewater plan states the southern slope is not designated as within a sewer service area, and it never has been. That single fact changes what a backed-up drain means and who you should be calling.
What we handle in Holmdel
- Drain cleaning for kitchen, bath and laundry lines
- Main sewer line cleaning north of the Parkway
- Camera inspections on house-side lines, including the run out to a septic tank
- Hydro jetting for grease and root-packed lines
- Sewer line repair and replacement
- Emergency service nights, weekends and holidays
Why Holmdel drains fail between December and May
The federal soil survey has a Holmdel series, and it is named for this township. Read the official series description and the whole seasonal pattern is in it. These are loamy, glauconite-bearing marine sediments, moderately well to somewhat poorly drained, carrying a seasonal high water table between 12 and 42 inches from December through May. The clay-rich subsoil below about a foot down slows water movement to between 0.6 and 2.0 inches per hour. The taxonomic class is Aquic Hapludults, and that prefix is the soil scientists formally noting wetness.
Put a disposal field or a buried lateral into that and the calendar does the rest. From roughly June to November the ground drains, everything works, and nobody thinks about it. From December to May the water table climbs into the same zone the pipe or the field occupies, the slow subsoil cannot move it away, and the system has nowhere to put what you send it. That is why so many Holmdel calls arrive in late winter about a problem the homeowner insists was fine all summer.
Holmdel’s own Board of Health clearly knows it. Septic applications here require a percolation test and a permeability test and soil logs, and the board reserves the right to demand additional percolation tests at the actual disposal stratum. The township even wrote a topographic hardship exemption into its mandatory-connection ordinance for properties where gravity flow to the street main is not possible.
None of that is the homeowner’s fault, and none of it is fixed by pouring something down the drain.
North of the Parkway: keeping clean water out
On the sewered side, Holmdel’s ordinance bans stormwater and groundwater from the sanitary system twice over, in two separate sections of the same chapter. One prohibits connecting any drain, drain leader or gutter designed to collect precipitation, ground or surface water. The other separately bans roof downspouts, exterior foundation drains, areaway drains and other sources of surface runoff or groundwater. When a code says the same thing twice, inflow is a live problem on that system.
Connection costs fall to the owner, and where a building drain sits too low for gravity the code requires the sewage to be lifted by an approved means. Both are worth knowing before you get a quote.
What a camera settles in Holmdel
South of the Parkway, the most common call we get is a homeowner who does not know whether the problem is their plumbing or their system. We are a drain and sewer company, not a septic contractor, and that distinction is useful here: we camera the house-side lines and the run out to the tank, and tell you plainly which side of that boundary the defect is on. If it is a collapsed line under the yard, that is our work. If the field is saturated because it is March, you need a septic contractor and you should not be paying us to cable a line that is not blocked.
North of the Parkway it is the ordinary question of roots, grease or a defect, and the camera answers it the same way.
What Holmdel customers say
Joe Clayton had a problem that turned out to be bigger than a cable could solve, and got told so on the spot rather than after three visits.
“Responsive and well knowledgeable tech. My issue was more major than snaking. Gave fair quote on the spot”
Joe Clayton
Telling you a snake will not fix it is worth more than snaking it anyway.
Alica Ogbonna needed a sewer line handled quickly, and the part worth noting is what did not happen.
“John came out within 24 hours for an issue we had with our sewer line. He fixed it so quickly and didn’t try to overcharge. He was so nice and really honest and I won’t hesitate to call whenever we have an issue!”

Just Drains
Local tip for Holmdel
If your Holmdel property is on septic, keep the house drain and the line to the tank on a cleaning schedule. A slow drain that gets ignored for a year puts solids where they do not belong, and that turns a routine drain call into a much larger septic problem.

About Holmdel Township
Holmdel is split in half by the Garden State Parkway, with the denser residential north side above it and larger rural parcels to the south. Crawford Hill, off Holmdel Road, is the highest point in Monmouth County at 391 feet. Local names in use include Pleasant Valley, Crawfords Corner Road and Bell Works, North Beers Street, Bayonet Farm and Cross Farms. The township owns and operates its local sewer mains as a municipal utility, with trunk collection and treatment handled by the Bayshore Regional Sewerage Authority at its plant in Union Beach. Public water comes from New Jersey American Water, and part of the township is on private wells.
Holmdel drain & sewer questions.
Why does my Holmdel drain problem come back every winter?
Because the ground changes seasonally. The soil series named after this township carries a seasonal high water table between 12 and 42 inches from December through May, over a clay-rich subsoil that moves water slowly. From June to November everything drains and works. From December the water table climbs into the zone where your lateral or disposal field sits, and the system has nowhere to put what you send it. A line that was fine in August failing in March is a groundwater story, not a grease story.
Is my Holmdel property on sewer or septic?
Broadly, north of the Garden State Parkway is sewered on township mains, and the county wastewater plan states the southern slope is not designated as within a sewer service area. There are exceptions, so confirm with the township for your address. It matters, because on septic the fix for a backup is often a different trade entirely.
Do you service septic systems in Holmdel?
We are a drain and sewer company, not a septic contractor. What we do is camera your house-side drain lines and the run out to the tank, then tell you plainly whether the defect is in your plumbing or in the system beyond it. That saves you paying the wrong trade to look at the wrong thing, which on the south side of town is a common and expensive mistake.
Can I connect a foundation drain or downspout to the Holmdel sewer?
No. The township ordinance bans it in two separate places: once for any drain, leader or gutter collecting precipitation, ground or surface water, and again for roof downspouts, exterior foundation drains and areaway drains. Clean water in a sanitary line uses capacity the system needs for sewage and contributes to backups down the street.
Which parts of Holmdel do you cover?
All of it, both sides of the Parkway, including the Pleasant Valley area, the Crawfords Corner and Bell Works side, North Beers Street and the larger southern properties. See our full service area.

WHAT OUR CUSTOMERSARE SAYING.
Hundreds of reviews from neighbors across Monmouth and Ocean County. Real people, real problems solved fast and right.
We recently had our sewer line repaired by Just Drains and the entire experience was excellent from start to finish. The crew was professional, knowledgeable, and took the time to explain the process. They arrived when promised, completed the work efficiently, and left the area clean when they were finished. Highly recommend!
We had to call Just Drains last Sunday. Within an hour, Paul was here. He was able to unclog our line but found a place it was catching. They were able to get a guy here with a camera in the next hour and found our pipe was crushed. A crew was here shortly and spent the next 5 hours hand digging to our crushed pipe. They got the work done, all on a Sunday, and were such kind, friendly guys.
A company who actually means that they’re 24/7 service! I called for an emergency at 11:30pm for a clogged toilet and drain. Within 2 minutes, a text came through stating a technician, Tim, was on the way. He called me directly and gave an ETA, and in less than an hour he arrived. Super friendly, and he saved us from disaster.
For starters it’s great when you can call a company on a Saturday and they answer the phone. They promptly scheduled service for Sunday morning. Their guy showed up right on time. His name was Richie and he did a great job. Great communication from the company start to finish.
Awesome company with awesome staff! Every single person who was involved with my broken sewer pipe was friendly, honest and empathetic. This was a big job with a lot of jackhammering of concrete, cutting of blacktop and so much digging, and they did it all in one day! I could not be more pleased.
I had a plumbing emergency at my elderly parents house, and I called Just Drains in a panic. They responded within an hour. Paul the technician was professional, friendly and incredibly efficient. He fixed the problem quickly without any mess. The pricing was great and no surprise charges.
I called early in the morning regarding a clog in the kitchen sink. Anthony arrived by 11. He was polite and worked neatly. The experience was great and the drain was fixed!
Very happy with the service. Honest and professional. Paul explained exactly what had happened, offered options to address the issue short and long term. Finished the job on time, tested, and cleaned everything after. Highly recommended.
Excellent. We had an emergency at our gym on a Sunday afternoon and they had someone come out within hours of our call and didn’t charge us an arm and a leg for the service.
We had a visit from Just Drains today to unclog the sewer pipe in the house. Paul Fernandez, the technician, was super nice! Very knowledgeable and professional, he explained all the steps of the procedure to clear the sewer blockage, and then executed those steps with a smile. They also gave us suggestions for future maintenance.
I had a sewer pipe issue from the house to the road and you sent out a technician, Anthony, who couldn’t have been more knowledgeable, helpful, kind, understanding and personable. I highly recommend to anyone looking for a drain company to make this call. They were out within a couple of hours after I called and the price was fair.
