Common drain problems in Long Branch homes
Long Branch has been sewered since 1953, and in the older neighborhoods some private connections are older than the authority itself. That means jointed clay and cast iron with the usual root and scale problems, sitting under a city adding new density through redevelopment. On top of that come the shore-town basics: grease from seasonal kitchens, wipes that do not break down, and sand settling in traps and low spots.

Drain and sewer service in Long Branch, NJ
Long Branch has been a sewered city longer than almost anywhere else on this coast, and it is being rebuilt on top of that system right now. Those two facts explain most of the drain calls we take here.
What we handle in Long Branch
- Drain cleaning for kitchen, bath and laundry lines in houses, apartments and rentals
- Main sewer line cleaning out to the city main
- Camera inspections on older laterals and before a property purchase
- Hydro jetting for grease lines behind seasonal kitchens and shared buildings
- Sewer line repair and replacement on tight city lots
- Emergency service nights, weekends and holidays
Your sewer connection may be older than the sewer authority
The Long Branch Sewerage Authority was created by ordinance in 1953. Its original Broadway Avenue treatment works ran until 1968, when the Joline Avenue plant came online, and the plant was upgraded to secondary activated sludge treatment after the 1972 Clean Water Act. The collection system today is roughly five hundred thousand linear feet of sewer main and six pump stations serving about 31,000 people, and the last major rehabilitation of that collection system, the Phase II project, was completed in 2003.
Read those dates against the city around them. Long Branch is an old resort city. In neighborhoods like the West End and Elberon there are buildings that were standing and plumbed before 1953, which means the private connection under some of these properties predates the authority that now runs the public system. That is not true in most towns, and it is the single most useful thing to understand about drains here.
What it means in practice is that the age of the public main tells you very little about the age of your lateral. We have run cameras down lines in this city that were sound and lines a few doors away that were not, on the same block, built decades apart. A pipe of that vintage is usually jointed clay or cast iron, and both give warning: root hair at joints, scale narrowing the bore, a slight dip where the ground moved. The warning only helps if somebody looks.
Then there is the load. The city’s own planning documents describe substantial mixed-use redevelopment in Lower Broadway, Third Avenue, the beachfront and the West End. New density arriving over old private connections is a predictable combination, and the fixture that shows it first is always the lowest one in the oldest building.
Rentals, seasonal turnover and shared lines
A large share of what we clear in Long Branch is not really a pipe defect at all. It is what goes down a drain in a rental town with heavy summer turnover: wipes that are labeled flushable and are not, cooking grease from a hundred short-stay kitchens, and sand. Sand deserves its own mention in a beach city. It settles in traps and low spots and builds a bed that catches everything after it.
In multi-unit buildings the complication is that the fixture backing up and the blockage causing it are often in different apartments. Cabling the overflowing fixture in that situation clears a hole through the blockage and buys a few weeks. Finding where the stack or shared lateral is actually obstructed is what fixes it, and that means a camera and a locate.
What Long Branch customers say
Gina Vintalore called in the morning about a leaking faucet and had it dealt with the same afternoon, without the water being shut off to the whole house.
“I called in the morning with a leaky faucet. Made arrangements to come that afternoon. Michael texted me before he arrived. He put on booties to come in my house and was finished working without shutting off the water in the house within an hour. Very efficient and trustworthy.”

Texting before arrival and covering your floors are small things. They are also the things people remember.
George Vaccarino got a response time that is unusual even for us.
“Tim was very knowledgeable and courteous. I called them and they were here less than a half hour. I will definitely use them again.”

Local tip for Long Branch
If you own a Long Branch rental, have the main line jetted and inspected with a camera between seasons rather than during one. A backup in an occupied rental costs you the repair plus the guest, and lines here fill with sand and grease faster than most owners expect.

About Long Branch
Long Branch is an oceanfront city of around 31,000 people with a long history as a shore resort. Its neighborhoods include the North End, Branchport, Beachfront North and South with Pier Village, Downtown, Uptown, the West End and Elberon, and the city has designated redevelopment areas at Lower Broadway and Third Avenue. Wastewater is collected and treated by the Long Branch Sewerage Authority, created in 1953, at its Joline Avenue plant, which discharges to the Atlantic. Drinking water comes from New Jersey American Water.
Long Branch drain & sewer questions.
How old is the sewer connection under a typical Long Branch house?
It varies enormously street to street, and that is the point. The Long Branch Sewerage Authority dates to 1953 and the current treatment plant to 1968, but plenty of buildings in the West End and Elberon were standing and plumbed before that. Some private connections here are older than the authority. The only reliable way to know what you have is to put a camera in it.
Why does my drain back up more in summer?
Occupancy. A rental that sleeps four in winter can sleep ten in July, and the line sees several times the load. Add grease from heavier cooking, wipes that do not break down, and sand carried in from the beach settling in traps and low spots, and a marginal line that coped all winter stops coping. If yours fails every summer and behaves the rest of the year, the pipe usually has a defect that only shows under load.
The blockage is in my apartment but the water comes up in another unit. What is going on?
In multi-unit buildings the fixture that overflows and the blockage causing it are frequently in different apartments, because they share a stack or a lateral. Water finds the lowest opening, not the nearest one. Cabling the overflowing fixture clears a path and buys a few weeks. Locating the actual obstruction with a camera is what ends it.
Should I have a camera inspection before buying in Long Branch?
In this city, yes. A standard home inspection does not put a camera in the sewer lateral, and in a place where the private connection can predate the sewer authority, that is the single largest unknown cost in the purchase. An inspection tells you the material, the condition and whether a defect sits under the lawn, the driveway or the street.

WHAT OUR CUSTOMERSARE SAYING.
Hundreds of reviews from neighbors across Monmouth and Ocean County. Real people, real problems solved fast and right.
We recently had our sewer line repaired by Just Drains and the entire experience was excellent from start to finish. The crew was professional, knowledgeable, and took the time to explain the process. They arrived when promised, completed the work efficiently, and left the area clean when they were finished. Highly recommend!
We had to call Just Drains last Sunday. Within an hour, Paul was here. He was able to unclog our line but found a place it was catching. They were able to get a guy here with a camera in the next hour and found our pipe was crushed. A crew was here shortly and spent the next 5 hours hand digging to our crushed pipe. They got the work done, all on a Sunday, and were such kind, friendly guys.
A company who actually means that they’re 24/7 service! I called for an emergency at 11:30pm for a clogged toilet and drain. Within 2 minutes, a text came through stating a technician, Tim, was on the way. He called me directly and gave an ETA, and in less than an hour he arrived. Super friendly, and he saved us from disaster.
For starters it’s great when you can call a company on a Saturday and they answer the phone. They promptly scheduled service for Sunday morning. Their guy showed up right on time. His name was Richie and he did a great job. Great communication from the company start to finish.
Awesome company with awesome staff! Every single person who was involved with my broken sewer pipe was friendly, honest and empathetic. This was a big job with a lot of jackhammering of concrete, cutting of blacktop and so much digging, and they did it all in one day! I could not be more pleased.
I had a plumbing emergency at my elderly parents house, and I called Just Drains in a panic. They responded within an hour. Paul the technician was professional, friendly and incredibly efficient. He fixed the problem quickly without any mess. The pricing was great and no surprise charges.
I called early in the morning regarding a clog in the kitchen sink. Anthony arrived by 11. He was polite and worked neatly. The experience was great and the drain was fixed!
Very happy with the service. Honest and professional. Paul explained exactly what had happened, offered options to address the issue short and long term. Finished the job on time, tested, and cleaned everything after. Highly recommended.
Excellent. We had an emergency at our gym on a Sunday afternoon and they had someone come out within hours of our call and didn’t charge us an arm and a leg for the service.
We had a visit from Just Drains today to unclog the sewer pipe in the house. Paul Fernandez, the technician, was super nice! Very knowledgeable and professional, he explained all the steps of the procedure to clear the sewer blockage, and then executed those steps with a smile. They also gave us suggestions for future maintenance.
I had a sewer pipe issue from the house to the road and you sent out a technician, Anthony, who couldn’t have been more knowledgeable, helpful, kind, understanding and personable. I highly recommend to anyone looking for a drain company to make this call. They were out within a couple of hours after I called and the price was fair.
