Common drain problems in Howell homes
The 1980s were Howell’s biggest building decade, so most laterals here are PVC rather than clay. The failure pattern is different because of the ground: this township sits on highly permeable Kirkwood-Cohansey sand with the water table close to the surface, so defects take in groundwater and sand rather than simply leaking. That means grit in the line, washed-out bedding and a pipe that sags and gets worse after rain.

In Howell sand, a cracked line does not just leak. It takes the ground in.
The New Jersey Geological Survey uses this township as its own illustration. In the state’s information circular on the Kirkwood-Cohansey aquifer system, Figure 3 is captioned as fine-grained shallow marine shelf sand deposits of the Kirkwood Formation in Howell Township. The circular describes a water-table aquifer where the water in the ground sits just below the land surface in most areas, highly permeable because it is dominated by well-sorted medium to coarse sand.
Howell’s own land use rules confirm how shallow that is. Plan submissions have to include a soil boring demonstrating the basement is at least two feet above the seasonal high water table. The township writes that requirement because the water table routinely reaches foundation depth, which is lateral depth.
Here is why that matters for your pipe. A lateral buried in saturated, well-sorted sand has no cohesive soil around it. Sand cannot bridge a gap. So any crack, offset joint or root entry becomes a two-way opening: groundwater flows in, and sand migrates in with it. The grit settles in the pipe, and the bedding above the defect washes away, so the line sags and the opening widens. What you experience is a drain that runs slow, then backs up every few weeks, then fails, and it is always worse after rain and in spring.
The township has codified exactly this failure mode. Howell serves notice on any user with broken service lines causing infiltration into the system to repair them no later than fourteen days from that notice. It is also a violation to discharge any drainage other than sanitary sewage into the system, so redirecting a sump into the lateral is never the fix.
Cabling a line like that clears the symptom. A camera tells you whether you have a defect that is quietly eating your bedding.
Freewood Acres and the Route 9 sewer extension
This one is our own corridor. Hundreds of long-established homes along Route 9 North and through Freewood Acres were on private septic and private wells until the Route 9 North Sanitary Sewer Extension. The official notice started a four-year clock on May 1, 2021, and that deadline passed on May 1, 2025.
Properties that have not connected are billed the yearly sewer rental charge and connection fees regardless. Connection is now compelled at resale or transfer of deed, before permits for interior or exterior renovation, for a land use permit for anything increasing demand including a finished basement or a pool, and on any change of use or tenancy for commercial property. Fines run to two thousand dollars per day.
If that is your street, the practical work is a new lateral, tank abandonment, and interior drain plumbing that was never designed for a municipal connection. We camera the new run before it is buried and again after, so what you paid for is what is in the ground. One scheduling note from the ordinance itself: Howell does not accept lateral installation applications between December 15 and April 15 unless the owner covers the added cold-weather cost, so this is spring and summer work.
What Howell customers say
Thomas Dellert is a master plumber in this township. When he cannot clear a line, he calls us, which is a referral we take seriously.
“As a fellow Master Plumber in Howell, I run into a lot of big clogs that I am not equipped to tackle, so when I can’t get the clog I call Danny and he always gets it flowing again.”
Thomas Dellert
Bob Sorrentino’s call is a good example of a job where the right answer was not to sell anything.
“Within 90 minutes of calling Just Drains had a man at our home. After working for about 30 minutes he checked the manhole in the street and determined that the blockage was in the main. He then waited as I called DPW and explained the problem to them averting a disaster in our home. I highly recommend them.”

Local tip for Howell
If you live on one of Howell’s larger wooded lots and have never had the lateral inspected with a camera, get it looked at during a dry stretch rather than after a backup. Roots are far cheaper to cut out on a scheduled visit than to excavate on an emergency call.

About Howell Township
Howell covers about sixty-five square miles of western Monmouth County and was incorporated in 1801, named for Richard Howell, the third governor of New Jersey. Its long-standing sections include Adelphia, Southard, Jerseyville, Ramtown, Squankum, Ardena, Maxim and Freewood Acres, settled from 1951 by Kalmyk refugees and Russian Old Believers. Ramtown is the only census-designated place inside the township. Farmingdale, once part of Howell, became a separate borough in 1903. The township runs its own sewer utility, with conveyance by the Manasquan River Regional Sewerage Authority and treatment at the Ocean County Utilities Authority plant in Brick. Public water comes from New Jersey American Water, and a large part of the township remains on private wells and septic.
Howell drain & sewer questions.
Why do sewer lines in Howell fail differently than in older towns?
Because of the sand. Howell sits on the Kirkwood-Cohansey aquifer, described by the state geological survey as highly permeable, well-sorted medium to coarse sand with groundwater just below the surface. Sand has no cohesion, so it cannot bridge a defect. A crack or open joint takes in groundwater and sand together, which deposits grit inside the pipe and washes out the bedding above it. The line then sags and the defect widens. That is a different problem from a root ball in old clay, and it needs a camera to see.
I am in Freewood Acres or on Route 9 North. Do I have to connect to the sewer?
Almost certainly yes, and the deadline has passed. The four-year clock from the May 1, 2021 notice for the Route 9 North Sanitary Sewer Extension expired May 1, 2025. Properties that have not connected are billed the sewer rental charge and connection fees anyway, and connection is now compelled at resale, before renovation permits, for a land use permit covering anything that increases demand including a finished basement or pool, and on commercial change of use. Confirm your parcel with the township.
When can a new sewer lateral be installed in Howell?
Not in deep winter without paying extra. Howell does not accept applications for lateral installation between December 15 and April 15 unless the owner pays the added cold-weather cost. In practice that makes new laterals and septic-to-sewer conversions spring through autumn work, so it is worth planning ahead rather than waiting for a failure in January.
My line backs up more after heavy rain. What does that mean?
It usually means groundwater is getting into your lateral through a defect, which is called infiltration. Howell takes it seriously enough to codify it: the township can serve notice on a user with broken service lines causing infiltration to repair them within fourteen days. Rain-linked backups are one of the clearest signals that cabling alone will not settle the problem and the line needs to be looked at.
Which parts of Howell do you cover?
All of it, and we are based here. Adelphia, Southard, Jerseyville, Ramtown, Squankum, Ardena, Maxim, Freewood Acres and everything along Routes 9, 33 and 524. Neighboring Farmingdale is a separate borough and we cover that too. See our full service area.

WHAT OUR CUSTOMERSARE SAYING.
Hundreds of reviews from neighbors across Monmouth and Ocean County. Real people, real problems solved fast and right.
We recently had our sewer line repaired by Just Drains and the entire experience was excellent from start to finish. The crew was professional, knowledgeable, and took the time to explain the process. They arrived when promised, completed the work efficiently, and left the area clean when they were finished. Highly recommend!
We had to call Just Drains last Sunday. Within an hour, Paul was here. He was able to unclog our line but found a place it was catching. They were able to get a guy here with a camera in the next hour and found our pipe was crushed. A crew was here shortly and spent the next 5 hours hand digging to our crushed pipe. They got the work done, all on a Sunday, and were such kind, friendly guys.
A company who actually means that they’re 24/7 service! I called for an emergency at 11:30pm for a clogged toilet and drain. Within 2 minutes, a text came through stating a technician, Tim, was on the way. He called me directly and gave an ETA, and in less than an hour he arrived. Super friendly, and he saved us from disaster.
For starters it’s great when you can call a company on a Saturday and they answer the phone. They promptly scheduled service for Sunday morning. Their guy showed up right on time. His name was Richie and he did a great job. Great communication from the company start to finish.
Awesome company with awesome staff! Every single person who was involved with my broken sewer pipe was friendly, honest and empathetic. This was a big job with a lot of jackhammering of concrete, cutting of blacktop and so much digging, and they did it all in one day! I could not be more pleased.
I had a plumbing emergency at my elderly parents house, and I called Just Drains in a panic. They responded within an hour. Paul the technician was professional, friendly and incredibly efficient. He fixed the problem quickly without any mess. The pricing was great and no surprise charges.
I called early in the morning regarding a clog in the kitchen sink. Anthony arrived by 11. He was polite and worked neatly. The experience was great and the drain was fixed!
Very happy with the service. Honest and professional. Paul explained exactly what had happened, offered options to address the issue short and long term. Finished the job on time, tested, and cleaned everything after. Highly recommended.
Excellent. We had an emergency at our gym on a Sunday afternoon and they had someone come out within hours of our call and didn’t charge us an arm and a leg for the service.
We had a visit from Just Drains today to unclog the sewer pipe in the house. Paul Fernandez, the technician, was super nice! Very knowledgeable and professional, he explained all the steps of the procedure to clear the sewer blockage, and then executed those steps with a smile. They also gave us suggestions for future maintenance.
I had a sewer pipe issue from the house to the road and you sent out a technician, Anthony, who couldn’t have been more knowledgeable, helpful, kind, understanding and personable. I highly recommend to anyone looking for a drain company to make this call. They were out within a couple of hours after I called and the price was fair.
Replaced drains in the basement. Wonderful job. All technicians were friendly and professional.
