Common drain problems in Tinton Falls homes

With a median build year of 1992 and under a quarter of the housing predating 1980, Tinton Falls laterals are mostly PVC. The failure we find most often is a belly: a sag in the line where backfill settled, holding water and solids so the pipe blocks again a few months after every cabling. Shared stacks in attached and multi-unit buildings are the other frequent call.

Drain and sewer service in Tinton Falls, NJ

Tinton Falls writes its own rules for sewer laterals, and they are more specific than almost any town around it. The borough tells you what your lateral may be made of, how steep it has to run, where the cleanouts go, and who owns the problem when it fails. Knowing that before you get a quote puts you well ahead.

What we handle in Tinton Falls

In Tinton Falls, the lateral is entirely yours

Most towns are vague about where municipal responsibility ends. Tinton Falls is not. The borough code states that maintenance, operation, repair and eventual replacement of the building sewer and service lateral are the responsibility of the owner of the user connection. That phrase “eventual replacement” is doing real work. It means the borough is telling you in writing that the pipe has a finite life and the bill for the end of it is yours.

The same chapter then tells you exactly what is allowed. A service lateral may be medium-weight cast iron soil pipe or SDR 35 or SDR 26 PVC, and nothing else. Joints must be watertight and root-proof, with cement mortar joints prohibited except where they already exist. Minimum slope is a quarter inch per foot, or an eighth of an inch per foot for PVC and ABS, and vertical risers are prohibited anywhere on the service lateral.

Two details are worth pointing out to any homeowner here. The code requires a wye fitting with a clamped cap at the curbline or property line, finished with a brass surface cap so it can be found easily in future, plus cleanouts every fifty feet and at any bend of forty-five degrees or more. And on new sewers the borough requires a television inspection, with PVC deflection not to exceed five percent measured with a go and no-go device. That is a municipality mandating exactly the camera work we would recommend anyway.

Floor drains, basement sump pump discharges and property drains may not connect to a building sewer. Sump pumps, roof leaders, swimming pools, ornamental ponds and air conditioning condensate are all prohibited from the sanitary sewer outright.

Newer housing, and why that does not mean no problems

Tinton Falls has the newest housing stock of any town we serve in this county. The median home dates to 1992, and the borough’s own housing plan states only 23.3 percent of structures were built before 1980. Roughly a fifth of units sit in buildings of twenty or more, and nearly a quarter are single-family attached.

So the story here is not corroded cast iron. It is bellies. A PVC lateral laid in the 1980s or 1990s and backfilled over ground that later settled will sag, and a sag holds water and solids where the pipe was supposed to carry them past. It gives you a line that clears easily when cabled and then blocks again in a few months at exactly the same spot. That is a defect a camera finds in minutes and a cable never will.

Shared laterals and stacks in attached and multi-unit buildings add the other common Tinton Falls call, where the fixture that overflows is nowhere near the blockage.

What Tinton Falls customers say

D Blackburn got something we like seeing: a technician who did not just clear the line but tested it before calling the job done.

“Nelson was great and even had me pour hot water into over flowpipe to make sure that water flowed well. Descent prices on water heaters and offers financing as well.”

Yvonne Younan had a tub drain and fixtures put right in one visit.

“Richard Smith from Just Drains was very professional. Fixed the drain in our tub as well as reattaching our fixtures. Would definitely use them again as well as highly recommending them.”

Local tip for Tinton Falls

If you live in one of the Tinton Falls adult communities, ask whether your unit’s drain shares a line with neighboring units before you pay for repeated snaking. A shared line that keeps clogging is a building problem, and it needs to be inspected with a camera from the cleanout rather than cleared one fixture at a time.

About The Area

About Tinton Falls

Tinton Falls covers about 15.6 square miles, roughly nine miles long by under two miles wide, and borders nine other municipalities. It was incorporated out of Shrewsbury Township in 1950 and was formerly named New Shrewsbury. Water power was the key to its early settlement, and the borough maintains a designated historic district today. Local names in use include Wayside and Pine Brook. Unusually for the area, the borough operates its own sanitary sewer utility rather than buying service from a county authority, and its facilities connect to the Neptune Township and Northeast Monmouth County regional systems. Public water comes from New Jersey American Water.

Tinton Falls FAQ

Tinton Falls drain & sewer questions.

Who is responsible for the sewer lateral in Tinton Falls?

You are, and the borough says so directly. The code assigns maintenance, operation, repair and eventual replacement of the building sewer and service lateral to the owner of the user connection. There is no ambiguity to fall back on, which is a good reason to know the condition of your line before it fails rather than after.

What is my Tinton Falls lateral allowed to be made of?

Medium-weight cast iron soil pipe or SDR 35 or SDR 26 PVC. Joints must be watertight and root-proof, and cement mortar joints are not permitted except where they already exist. Minimum slope is a quarter inch per foot, an eighth for PVC and ABS, and vertical risers are prohibited on the service lateral. Any replacement we install is built to that specification.

My drain keeps blocking in the same place every few months. Why?

That pattern almost always means a belly, a sag in the line where the ground settled under it. The sag holds standing water and solids, so cabling clears a path and the same spot fills in again. It is very common in the 1980s and 1990s PVC that dominates Tinton Falls. A camera shows the dip and locates it, which turns a recurring bill into a one-time repair.

Can my sump pump or floor drain connect to the sewer here?

No. Floor drains, basement sump pump discharges and property drains may not connect to a building sewer, and sump pumps, roof leaders, pools, ornamental ponds and air conditioning condensate are prohibited from the sanitary sewer. If you have an existing connection of that kind it needs separating.

Does the borough require a camera inspection on a new sewer?

Yes. On new sewers the borough requires a television inspection, with PVC deflection not to exceed five percent measured with a go and no-go device. We carry out that inspection and give you the footage, so you have a record of what went into the ground. See our full service area.

We recently had our sewer line repaired by Just Drains and the entire experience was excellent from start to finish. The crew was professional, knowledgeable, and took the time to explain the process. They arrived when promised, completed the work efficiently, and left the area clean when they were finished. Highly recommend!

We had to call Just Drains last Sunday. Within an hour, Paul was here. He was able to unclog our line but found a place it was catching. They were able to get a guy here with a camera in the next hour and found our pipe was crushed. A crew was here shortly and spent the next 5 hours hand digging to our crushed pipe. They got the work done, all on a Sunday, and were such kind, friendly guys.

A company who actually means that they’re 24/7 service! I called for an emergency at 11:30pm for a clogged toilet and drain. Within 2 minutes, a text came through stating a technician, Tim, was on the way. He called me directly and gave an ETA, and in less than an hour he arrived. Super friendly, and he saved us from disaster.
