Common drain problems in Marlboro homes
Nearly half of Marlboro’s housing was built between 1980 and 1999, so laterals here are typically PVC now thirty-five to forty-five years old. Set in clay-rich soils that hold a water table within 18 to 42 inches for much of the year, they fail slowly: roots at the joints, hairline cracks taking in groundwater, and bellies where backfill settled. Camera footage catches all three long before a backup does.

Drain and sewer service in Marlboro, NJ
Marlboro is not one sewer town. It is three, and your address decides which rules apply to you. That is not a technicality. It changes who treats your wastewater, how long you have to connect, and whether you are on a public system at all.
What we handle in Marlboro
- Drain cleaning for kitchen, bath and laundry lines
- Main sewer line cleaning from the cleanout to the main
- Camera inspections on 1980s and 1990s laterals
- Hydro jetting for grease and root-packed lines
- Sewer line repair and replacement
- Emergency service nights, weekends and holidays
Three sewer regimes in one township
Southern and central Marlboro drains to the Western Monmouth Utilities Authority, whose Pine Brook plant sits over in Manalapan and discharges to the Matchaponix Brook rather than the ocean. Northern Marlboro, the Morganville section, is different: the collection mains are still WMUA-owned, but the sewage is treated roughly a dozen miles away at the Bayshore Regional Sewerage Authority plant in Union Beach under a service agreement dating to 1976. And on the township’s own sewer service area map, the areas shown in white are outside any sewer service area at all. Those properties are on septic.
Marlboro’s code gives each situation a rule worth knowing. Once sewer service becomes available you have ninety days to connect. If you do not, the township may make the connection itself and assess the cost as a lien against the property. But if your structure sits one hundred feet or more back from the street carrying the sewer, the mandatory connection requirement does not apply to you at all. And a dwelling on a newly installed septic system may not be sold or occupied until the Health Officer issues a certificate of compliance.
Note also that the township does not run a sewer utility itself, only a water utility. Installations must follow the rules of the Authority, so WMUA is the body to confirm details with for your parcel.
Marlboro clay and 40-year-old laterals
The township is named for marl, the mineral-rich marine sediment dug from beds discovered on a local farm in 1768 and exported as fertilizer in the area’s first major industry. The ground it left behind still matters. Among the soils mapped in Marlboro is the Keyport series, which the official series description puts at roughly 40 percent clay in the control section, with moderately low to low saturated hydraulic conductivity, moderate shrink-swell potential, and a seasonal high water table between 18 and 42 inches from October through June with wide seasonal fluctuation.
Against that, consider the housing. The median Marlboro home was built in 1987, and 48 percent of all housing here went up between 1980 and 1999. Those laterals are now thirty-five to forty-five years old, sitting in slow-draining clay-rich ground that stays saturated eight months a year.
This is not a story about pipes collapsing. It is a slower one: root intrusion at joints, hairline cracks taking in groundwater, and bellies forming where backfill settled unevenly. A line like that gives you years of warning if anyone looks. One more local detail worth knowing is that Marlboro’s stormwater ordinance defines an illicit connection to include leaks, flows or overflows, which means a cracked sanitary lateral leaking into a storm drain is itself an ordinance violation.
Two water systems, two very different waters
Northern Marlboro is served by the township’s own water utility, which buys about three quarters of its supply as treated surface water and pulls the rest from deep wells. Southern Marlboro was served for decades by Gordon’s Corner Water Company, which New Jersey American Water acquired in July 2026. That southern supply is soft, published at 33 to 60 milligrams per liter. Soft water leaves less scale in a drain line, which is a small mercy on a forty-year-old lateral.
What Marlboro customers say
Richard Schultz had the kind of emergency that does not wait for a business day, and the job needed locating before it needed fixing.
“The guys at Just Drains are Fantastic!!!I had a leak on Christmas Eve,that Nick,John, and Danny located under my concrete floor in the kitchen - -they took care of the leak and was able to enjoy Christmas with my family - - very professional and very knowledgeable,I certainly would recommend them for all plumbing projects!!!”
Richard Schultz
Finding it under a concrete floor is the hard part. Anyone can break concrete in the wrong place.
Caroline Rauseo’s call was the ordinary kind, handled the ordinary way.
“Nelson was very professional, very kind and took care of the matter very quickly.”

Local tip for Marlboro
If your Marlboro home is more than fifteen years old and the main line has never been cleaned, put it on the calendar rather than waiting. A scheduled jetting on a Tuesday morning costs a fraction of an emergency call when the line finally gives up during a holiday weekend.

About Marlboro Township
Marlboro takes its name from marl, the mineral-rich marine sediment found here in 1768 and exported as fertilizer in the area’s first major industry. On February 17, 1848, the hamlets of Morganville, Robertsville, Wickatunk, Bradevelt and Topanemus were brought together by the state legislature as a single township. Today it covers around thirty-two square miles. Sewer collection is handled by the Western Monmouth Utilities Authority, with the northern Morganville section treated at the Bayshore Regional Sewerage Authority plant in Union Beach and the south treated at WMUA’s Pine Brook plant in Manalapan. Water comes from the township’s own utility in the north and New Jersey American Water in the south.
Marlboro drain & sewer questions.
How long do I have to connect once sewer reaches my Marlboro street?
Ninety days after service is made available, or before occupancy, whichever is later. If you do not connect, the township can make the connection itself and assess the cost as a lien on the property. There is one significant exception: if your structure sits one hundred feet or more back from the street carrying the sewer, the mandatory connection requirement does not apply.
Where does Marlboro’s sewage actually go?
It depends which part of town you are in. Southern and central Marlboro drains to the Western Monmouth Utilities Authority’s Pine Brook plant in Manalapan, which discharges to the Matchaponix Brook. The northern Morganville section runs on WMUA-owned mains but is treated at the Bayshore Regional Sewerage Authority plant in Union Beach. Properties in the unshaded areas of the township sewer map are on septic.
My Marlboro house is from the late 1980s. Is the sewer line too new to be a problem?
No. A PVC lateral from that era is now thirty-five to forty-five years old and has spent most of that time in clay-rich ground with a seasonal water table within 18 to 42 inches. What we find is root intrusion at joints, hairline cracks taking in groundwater, and bellies where the backfill settled unevenly. None of those need the pipe to be old, and all of them show on camera years before they cause a backup.
I am selling a Marlboro home with a new septic system. Anything I should know?
Yes. Under township code a dwelling served by a newly installed individual sewage disposal system may not be sold or occupied until the Health Officer issues a certificate of compliance. Plan for it rather than discovering it at closing. We can camera the house-side drain lines so any issue there is separated from the system itself.
Which parts of Marlboro do you cover?

WHAT OUR CUSTOMERSARE SAYING.
Hundreds of reviews from neighbors across Monmouth and Ocean County. Real people, real problems solved fast and right.
We recently had our sewer line repaired by Just Drains and the entire experience was excellent from start to finish. The crew was professional, knowledgeable, and took the time to explain the process. They arrived when promised, completed the work efficiently, and left the area clean when they were finished. Highly recommend!
We had to call Just Drains last Sunday. Within an hour, Paul was here. He was able to unclog our line but found a place it was catching. They were able to get a guy here with a camera in the next hour and found our pipe was crushed. A crew was here shortly and spent the next 5 hours hand digging to our crushed pipe. They got the work done, all on a Sunday, and were such kind, friendly guys.
A company who actually means that they’re 24/7 service! I called for an emergency at 11:30pm for a clogged toilet and drain. Within 2 minutes, a text came through stating a technician, Tim, was on the way. He called me directly and gave an ETA, and in less than an hour he arrived. Super friendly, and he saved us from disaster.
For starters it’s great when you can call a company on a Saturday and they answer the phone. They promptly scheduled service for Sunday morning. Their guy showed up right on time. His name was Richie and he did a great job. Great communication from the company start to finish.
Awesome company with awesome staff! Every single person who was involved with my broken sewer pipe was friendly, honest and empathetic. This was a big job with a lot of jackhammering of concrete, cutting of blacktop and so much digging, and they did it all in one day! I could not be more pleased.
I had a plumbing emergency at my elderly parents house, and I called Just Drains in a panic. They responded within an hour. Paul the technician was professional, friendly and incredibly efficient. He fixed the problem quickly without any mess. The pricing was great and no surprise charges.
I called early in the morning regarding a clog in the kitchen sink. Anthony arrived by 11. He was polite and worked neatly. The experience was great and the drain was fixed!
Very happy with the service. Honest and professional. Paul explained exactly what had happened, offered options to address the issue short and long term. Finished the job on time, tested, and cleaned everything after. Highly recommended.
Excellent. We had an emergency at our gym on a Sunday afternoon and they had someone come out within hours of our call and didn’t charge us an arm and a leg for the service.
We had a visit from Just Drains today to unclog the sewer pipe in the house. Paul Fernandez, the technician, was super nice! Very knowledgeable and professional, he explained all the steps of the procedure to clear the sewer blockage, and then executed those steps with a smile. They also gave us suggestions for future maintenance.
I had a sewer pipe issue from the house to the road and you sent out a technician, Anthony, who couldn’t have been more knowledgeable, helpful, kind, understanding and personable. I highly recommend to anyone looking for a drain company to make this call. They were out within a couple of hours after I called and the price was fair.
Replaced drains in the basement. Wonderful job. All technicians were friendly and professional.
