Common drain problems in Jackson homes
Jackson grew from around six thousand residents to eighteen thousand in a single decade and has kept growing since, so laterals here run from early 1960s clay to recent PVC, often on the same road. Much of the township remains on septic by policy rather than by accident. The most common call we take is a homeowner who needs to know whether a backup is their house plumbing or the system beyond it.

Drain and sewer service in Jackson, NJ
Jackson is the largest municipality in Ocean County at just over a hundred square miles, and a great deal of it will never be sewered. That is not neglect, it is policy, and it means a Jackson homeowner has a different relationship with their drains than someone two towns east.
What we handle in Jackson
- Drain cleaning for kitchen, bath and laundry lines
- Main sewer line cleaning on sewered streets
- Camera inspections on house-side lines and the run out to a septic tank
- Hydro jetting for grease and root-packed lines
- Sewer line repair and new laterals on septic-to-sewer conversions
- Emergency service nights, weekends and holidays
The septic exemption that ends the day the septic fails
This is the rule every Jackson homeowner on septic should know. Under Chapter 336 of the township code, a single-family residential property served by a properly functioning septic system can be exempted from mandatory sewer connection by signing an acknowledgment and release. It is a real, useful exemption and plenty of households rely on it.
Then comes the sentence that changes everything. That exemption terminates immediately upon the failure of the property owner’s private septic system. Not at the end of the year, not after a grace period. The day the system fails, the exemption is gone and the owner owes a connection at their own expense, plus abandonment of the tank under the supervision of the township plumbing inspector.
The surrounding rules set the pace. Where a property line sits no more than a hundred feet from a public sewer, connection is mandatory within a hundred and eighty days of notice, at the owner’s expense. Connections must be made by a qualified licensed plumber. On connection, every septic tank, cesspool and seepage pit is deemed abandoned and must be closed to state and local requirements, with the authority holding a right of entry to inspect. Pre-existing homes with functioning septic can pay connection fees in twelve quarterly installments, accelerated on transfer of title. Sewer charges are a lien on the premises, and penalties run to five hundred dollars or ninety days with each day a separate offense.
The practical upshot is that a septic failure in Jackson is not only a septic problem. It is the trigger for a sewer connection, a new lateral and a set of deadlines. That is why we would rather camera your house-side lines while things are still working than meet you the week it all goes wrong.
Why so much of Jackson stays on septic
Part of the township lies within the Pinelands National Reserve, and state planning policy for the rural and environmentally sensitive areas that cover much of Jackson is explicitly to confine programmed sewers and public water services to centers. Jackson is distinctly suburban in its northern and eastern portions, particularly along the Interstate 195 and County Line Road corridors, and more rural to the south and west. The sewered part of the township runs on a hundred and thirty-three miles of gravity mains and twenty-seven pump stations.
Growth arrived fast. The township’s own housing plan records the population tripling between 1960 and 1970, from around six thousand residents to around eighteen thousand, then growing by an average of twenty-seven percent per decade since. Laterals here therefore span everything from early 1960s clay through to last year’s PVC, often on the same road.
Where we fit if you are on septic
We are a drain and sewer company, not a septic contractor. On a Jackson property with a septic system, our job is the plumbing between your fixtures and the tank. We camera those lines, clear blockages in them, and tell you plainly whether what you are experiencing is a house-side defect or the system beyond it failing. Knowing which one you have before you spend money is the whole value.
What Jackson customers say
Donna Kaiser had a sewer line cleanout done the same day she called, with the work explained as it went.
“We called them. Came same day. They were very good. They explained everything. They did the clean out for sewer line. Everything was perfect after they did the job. We highly recommend them for this service.”

Joanne Skeate noticed the thing that separates a good visit from a merely competent one.
“We were having a drain problem and Nicholas showed up right on time! He was friendly, funny and incredibly efficient and hard-working! I know exactly who to call from now on!”

Local tip for Jackson
On a wooded Jackson lot, have the lateral inspected with a camera during a dry stretch rather than waiting for a backup. Roots cut out on a scheduled visit cost a fraction of what an emergency excavation costs, and the footage tells you how many years the pipe has left.

About Jackson Township
Jackson covers just over a hundred square miles, making it the largest municipality in Ocean County, and it is entirely inland with no coastal or tidal exposure. Part of the township lies within the Pinelands National Reserve, and state planning policy for its rural and environmentally sensitive areas confines sewers and public water to centers, which is why so much of Jackson remains on septic. The township is suburban to the north and east along the Interstate 195 and County Line Road corridors and rural to the south and west. Sewer collection is run by the Jackson Township Municipal Utilities Authority across a hundred and thirty-three miles of gravity mains and twenty-seven pump stations, with most flow treated at the Ocean County Utilities Authority Northern plant in Brick.
Jackson drain & sewer questions.
I am on septic in Jackson and exempt from connecting. Does that last?
Only while the system works. The township exemption for a single-family home with a properly functioning septic system terminates immediately upon failure of that system. At that point the owner owes a sewer connection at their own expense and must abandon the tank under the supervision of the township plumbing inspector. It is worth knowing the condition of your house-side lines well before that day arrives.
How long do I have to connect once sewer is available in Jackson?
Where your property line is no more than a hundred feet from a public sewer, connection is mandatory within a hundred and eighty days of notice, at your expense, and must be carried out by a qualified licensed plumber. Pre-existing homes with a working septic system can pay the connection fees in twelve quarterly installments, though that accelerates if the property changes hands.
Do you service septic systems in Jackson?
No, we are a drain and sewer company rather than a septic contractor. What we do is the plumbing between your fixtures and the tank: cameras, clearing and repair on the house-side lines. That lets us tell you whether a slow or backing-up drain is a defect in your own pipe or the system beyond it, which decides who you need to call next.
Why is so much of Jackson still on septic?
Policy rather than oversight. Part of the township sits inside the Pinelands National Reserve, and state planning objectives for the rural and environmentally sensitive areas covering much of Jackson call for confining sewers and public water to centers. In a township of over a hundred square miles that leaves a large permanently unsewered area.
Which parts of Jackson do you cover?

WHAT OUR CUSTOMERSARE SAYING.
Hundreds of reviews from neighbors across Monmouth and Ocean County. Real people, real problems solved fast and right.
We recently had our sewer line repaired by Just Drains and the entire experience was excellent from start to finish. The crew was professional, knowledgeable, and took the time to explain the process. They arrived when promised, completed the work efficiently, and left the area clean when they were finished. Highly recommend!
We had to call Just Drains last Sunday. Within an hour, Paul was here. He was able to unclog our line but found a place it was catching. They were able to get a guy here with a camera in the next hour and found our pipe was crushed. A crew was here shortly and spent the next 5 hours hand digging to our crushed pipe. They got the work done, all on a Sunday, and were such kind, friendly guys.
A company who actually means that they’re 24/7 service! I called for an emergency at 11:30pm for a clogged toilet and drain. Within 2 minutes, a text came through stating a technician, Tim, was on the way. He called me directly and gave an ETA, and in less than an hour he arrived. Super friendly, and he saved us from disaster.
For starters it’s great when you can call a company on a Saturday and they answer the phone. They promptly scheduled service for Sunday morning. Their guy showed up right on time. His name was Richie and he did a great job. Great communication from the company start to finish.
Awesome company with awesome staff! Every single person who was involved with my broken sewer pipe was friendly, honest and empathetic. This was a big job with a lot of jackhammering of concrete, cutting of blacktop and so much digging, and they did it all in one day! I could not be more pleased.
I had a plumbing emergency at my elderly parents house, and I called Just Drains in a panic. They responded within an hour. Paul the technician was professional, friendly and incredibly efficient. He fixed the problem quickly without any mess. The pricing was great and no surprise charges.
I called early in the morning regarding a clog in the kitchen sink. Anthony arrived by 11. He was polite and worked neatly. The experience was great and the drain was fixed!
Very happy with the service. Honest and professional. Paul explained exactly what had happened, offered options to address the issue short and long term. Finished the job on time, tested, and cleaned everything after. Highly recommended.
Excellent. We had an emergency at our gym on a Sunday afternoon and they had someone come out within hours of our call and didn’t charge us an arm and a leg for the service.
We had a visit from Just Drains today to unclog the sewer pipe in the house. Paul Fernandez, the technician, was super nice! Very knowledgeable and professional, he explained all the steps of the procedure to clear the sewer blockage, and then executed those steps with a smile. They also gave us suggestions for future maintenance.
I had a sewer pipe issue from the house to the road and you sent out a technician, Anthony, who couldn’t have been more knowledgeable, helpful, kind, understanding and personable. I highly recommend to anyone looking for a drain company to make this call. They were out within a couple of hours after I called and the price was fair.
Replaced drains in the basement. Wonderful job. All technicians were friendly and professional.
